The Mansfield Planning and Zoning Commission unanimously approved the final plat for Southpointe Phase 9 on Oct. 1, authorizing the establishment of rights-of-way (Largent Way, Wagon Place and an extension of Julian Field), three open-space lots and a civic park to be owned by the city.
Assistant Director of Planning Artie Weeden Rodriguez said the final plat "establishes those rights of way as well as some of the open space lots for the development" and noted the Development Review Committee recommended approval provided written conditions are met to conform with the Mansfield Subdivision Ordinance and Chapter 212 of the Texas Local Government Code.
At the public hearing the project surveyor, Ryan Williams, described the filing as an infrastructure plat to support the residential buildout and said construction timing will depend on downstream residential phases. Commissioner Patrick Moses moved to approve the final plat "with conditions" and the commission voted to carry the motion unanimously.
The approved plat covers the southern portion of the Southpointe development near the 360/287 interchange and includes drainage areas and a park that the city will eventually own and maintain. Staff said the developer must satisfy the written revisions identified in the DRC memo before final plats and associated engineering can move forward.
