The Board of Adjustments approved a variance allowing one elevation at 852 Spring Hill Avenue to fall below the 20% glazing requirement so the owner can convert part of the existing building into a residential unit while keeping office space in front.
Jonathan Blomberg, representing PCDA Architecture, told the board the design complies on three elevations but the north‑facing elevation includes bedrooms and a garage; the owner raised safety and privacy concerns for extensive windows in sleeping areas. "The owner currently uses the building as their office ... they're a contractor, and they wish to add a residential portion to the building as well," Blomberg said. The owner, Anthony Johnson, spoke in favor and asked the board to approve the site‑specific variance.
With no opposition present, a board member moved and a second was recorded; the board approved the variance subject to the listed findings and conditions and will require that final permits reflect the approved elevations.
