Staff told commissioners they propose reducing maximum building height in ID-2 and ID-3 from 68 feet to 55 feet to better align with adjoining land uses and existing buildings. "We're proposing to reduce the maximum building height from 68 to 55 feet as well," Zach said, explaining the reduction responds to resident concerns about taller buildings adjacent to neighborhoods.
Tyler Clark of MKSK detailed the manual's mounding and planting typologies (types A–D), slope standards (6:1 public side, 3:1 private side), and examples showing how 6–10 foot mounds can require 60–100 feet of setback depth. He noted trade-offs for small parcels and that a 100-foot setback could require parcel aggregation for development. Commissioners asked for drawings showing existing buildings and parcels overlaid with the proposed setbacks to assess real-world impacts.
Some commissioners said the 200-foot setback makes sense along Cosgray Road scenic frontages but questioned applying very large setbacks across both sides of streets where identical uses face one another. Staff clarified the 200-foot condition is limited to Cosgray Road south of Shire Rings and that other increased setbacks are concentrated west of Cosgray Road.
