Commissioners applied a condition to the design-review approval requiring removal of roof‑perimeter and string lighting that were installed without clear staff review, unless the applicant submits those fixtures to staff for consideration.
Commissioner (S2) said the lighting "would not be appropriate" to retain because it does not enhance signage and has contributed to public comments about light pollution. Staff (S4) agreed that some of the lighting components appear to have been installed by the previous business without formal submission and recommended either removal or retrospective submission to staff for review.
Separately, staff (S6) told the commission that broader zoning-code work—most immediately revisions to the density-bonus rules—will go to the Planning Commission and then to a City Council workshop tentatively scheduled for Oct. 6; staff noted the sign ordinance itself is still pending and was not in that packet. Commissioners said enforcement actions (for example, an "open" window sign found to be 4 square feet) are handled by code enforcement and that staff will follow up on monument sign paint and outstanding compliance items.
The commission's condition on lighting means the applicant may either remove the existing perimeter lights or submit documentation for staff review; staff will confirm compliance after the applicant's follow-up.
