A developer under contract to buy 14.6 acres in Parker's extraterritorial jurisdiction presented concept plans for a flex industrial/business park in the McWhorter/McCreary area and asked the council for direction on a planned development (PD) and potential annexation.
"My name is Eric Drentloff. I'm with 5e Real Estate...we are under contract for 14.6 acres in the ETJ Parker...we're looking at the potential of building what we call flex industrial site," Eric Drentloff told council while walking through preliminary renderings and tenant types. He described roughly 75,000 square feet of flex space with storefronts facing the street and fenced industrial lots to the rear for outdoor storage and fleet uses.
Councilors asked about drainage, detention sizing, potential noise, parking counts, septic feasibility and sprinkler requirements. Staff identified Cross Engineering involvement and recommended the developer meet with city engineering and planning staff to refine detention plans and traffic/parking impacts. Concerns were voiced about the site's proximity to residences: council asked the developer to prioritize landscaping and fencing to reduce visual and noise impacts to nearby neighborhoods.
Action: Council expressed general comfort with moving forward to prepare a development agreement and asked staff to set up technical meetings with the developer, the city's public works director, planning consultant and engineer.
