Ethan, the town staff member presenting the project, told the commission that the initial phase of the proposed retail development would cover about 500,000 square feet and involve an estimated $142,000,000 in private investment.
He said the project scope could expand beyond that initial phase: “the scope of the project has expanded, which could add another 140,000 square feet of retail space and up the investment number from 142,000,000 to 187,000,000, as well as increase the number of jobs created from around, 650 to 885.” He emphasized these figures are estimates.
Ethan also displayed a site map showing a red box for the initial phase and a green box for a potential second phase north of the initial area. He clarified that town corporate limits were shown for context only and that the two boxes together make up the area under consideration for incentives.
Developer representative Matt Imbergea said he had reviewed the site plan and deferred to Ethan's overview, adding he considered the location well-suited to the project size.
