On Oct. 1, the City of Angleton Planning and Zoning Commission approved a variance to allow a 49-foot lot frontage for an infill lot at 0 East Peach Street and voted to forward the recommendation to City Council for final consideration. Commissioner Townsend moved to approve the variance, with Commissioner Berry seconding; the motion carried.
City staff presented the request as a lot-width variance in the Single Family 6.3 district for two small, older lots totaling 49 feet of frontage, where the code requires 60 feet. Spriggs, the staff presenter, told commissioners the lot is a recorded lot of record, that the proposed home will fit required setbacks, and that staff found "no adverse impact on the general area" while recommending approval and forwarding the item to council. The staff presentation included site photographs and a graphic showing the house fitting within the district setbacks.
Pearland resident Jasmine Acero spoke in support of the variance, saying she and her partner plan to build and live in Angleton long-term. "Respectfully asking the board to consider whether this particular lot can reasonably support a well designed, single family home within, this 10 foot, variance that it has," she said. Acero told the commission she does not expect the home to negatively affect the neighborhood and that she plans to invest in a quality home.
The commission recorded a motion to approve the 49-foot frontage variance, establish findings of hardship, and forward the matter to City Council for final action. The commission voted in favor and the motion carried; the approval at the commission level is a recommendation pending council review.
The property was described in the hearing as located at 0 East Peach Street, approximately 200 feet east of the intersection of East Peach Street and South Arcola Street, Brazoria County appraisal district property ID 715814 (Block 67, Lot 5-5A).
