Alberto Maras, Director of Development, presented three development items asking the court to release performance bonds and accept maintenance bonds or to accept infrastructure for new subdivisions.
For Ellis Ranch Manor (approximately 122.595 acres, ~101 lots), staff recommended releasing $3,390,000 in performance bonds for earthwork, drainage and pavement and accepting two‑year maintenance bonds in the same amount; the court approved the recommendation unanimously.
For the Estates of Palmer (57.683 acres, 43 lots), staff reported inspection found infrastructure built to county plans and recommended releasing the two‑year maintenance bond (bonds totaling roughly $611,000) and accepting nearly 4,500 linear feet of new road and 733 feet of right‑of‑way; the court approved unanimously.
For Thunder Ridge Phase 3 (32.669 acres, 22 lots), staff recommended release of performance bond and acceptance of a maintenance bond just over $288,000; the court approved unanimously.
