The City of Amherst Planning Commission voted unanimously to recommend council approval of an amendment from Dewey Development LLC that converts seven previously approved three-unit buildings into two-unit duplexes, reducing the project's density by seven units.
Richard Summers, managing member of Dewey Development, told the commission the change responds to buyer demand for larger garages and said the next phase would likely start in January if approved. "It would be all duplex units. It'll result in a net loss or a decrease in density of 7 units," Summers said. Dave from the building department summarized the submittal as "a reduction in some of the density of the development, obviously based upon their market research," and referenced materials showing which units would be reduced.
Commissioners asked about existing duplexes on Rock Ridge Drive, garage configurations and sales pace; Summers said sales had been slower than projected, likely due to current interest rates, but that neighbors had generally responded positively. After a brief discussion the commission took a roll-call vote and approved the amendment 6–0. The commission's approval at this meeting was a recommendation; the change will be forwarded to the council for final action.
