Chair Terry Tomaszewski introduced a variance application for Silver Birch at 47175 Holstein Drive seeking permission for a 91‑square‑foot monument sign. The chair cited Chapter 11.4904, which limits sign surface area at property lines and allows additional area based on setback.
Gary Potts of Professional Permits spoke for the applicant in place of Ryan Dooley and explained the measurement issue: because the proposed sign is double‑faced the ordinance counts both faces, placing the proposed sign about 14 square feet over the standard allowance. "We are seeking a very sign that is, 14 square feet over the allowance by code," Potts said, and he compared the proposed sign's scale to nearby neighborhood stone signs he measured while on site.
Staff and board members confirmed the proposed sign location just south of the development's primary access drive on Holstein; McCartney noted the sign is approximately 13.5 feet off the property line, which affects the setback calculation. Potts provided dimensions and said the proposed sign is slightly smaller than other neighborhood markers he measured in the area.
After board questions about exact placement, setback and clearance below the sign, the chair closed public comment and sent the item to deliberation; the board will notify the applicant of its decision in writing within 14 days.
