The Grove City Board of Zoning Appeals approved three variances requested by Christopher (Chris) Bozzo for a proposed 40-by-60 pole barn on his property referenced in the record as 6090 (transcript variants include 'Boar/Boer') Road. Bozzo told the board he owns roughly five acres, stores tractors and equipment on the parcel and sought the pole barn to shelter that equipment.
Bozzo said his property is screened by trees and that his neighbor to the north, Brian Hinton, ‘‘also already has pole barns and outbuildings’’ and previously received a variance. He summarized his request to the board: "I'm wanting to build a pole barn 40 by 60." Staff told the board the structure would be difficult to see from Moore Road and that one neighbor response in favor had been entered as an exhibit.
The three variances approved were: (1) a wall-height variance to allow a 14-foot wall where 8 feet is the standard; (2) an overall building-height variance to allow 25 feet where the maximum is 13 feet; and (3) an exception to the maximum garage/outbuilding area to permit a 3,220-square-foot pole barn that, when combined with an existing 863-square-foot garage, would total 4,083 square feet (exceeding the 900-square-foot limit by 3,183 square feet). Each approval included a stipulation that construction must begin within 12 months. Motions on each variance were moved by the Chair, seconded, and approved by roll call (Mr. Brandt and Mr. Hahn recorded "Yes").
The Chair read the standard 21-day appeal notice that pauses the board decision if an appeal is filed. Bozzo acknowledged understanding the waiting period.
