City Planner Schroeder told the commission the proposed subdivision includes extensions of both water and sewer mainlines to serve the new lots and potential future development to the south. Schroeder said the water main extension is a 16-inch main deliberately sized to support future fire-flow needs, and a second sewer main will be installed in the Dry Ranch Road right-of-way.
Schroeder also said fire-safety review identified that some higher-elevation lots (Lots 13–15) may not have adequate commercial fire flows without extending a pressure zone, and the plat contains a note allowing the fire code official to require an approved fire-suppression system or other measures at the time of development. "At the time of development, the fire code official may require an approved fire suppression system or other protection measures," Schroeder said. The commission discussed that whether a true secondary access to Brundage Lane would be required depends on how lots ultimately develop and whether residential uses that trigger International Fire Code provisions are proposed.
