Will Prince, senior city planner, presented a rezoning application for three contiguous parcels at Mariposa Street, asking the committee to rezone the split-zoned properties (CMX‑5 and UTU B2 with DO4 overlay) to a single URX3 district to enable housing development on the roughly 9,000‑square‑foot site.
Prince said staff found the rezoning consistent with Comp Plan 2040, Blueprint Denver and the Northwest area plan, and noted the zone change would help provide missing‑middle housing near existing services and transit. "This will promote and enable housing options where infrastructure is in place in close proximity to surrounding neighborhood services and amenities," Prince said.
Rob Weathers, the applicant and local developer, told the committee he owns all three parcels and described outreach including more than 300 flyers, multiple meetings with the registered neighborhood organization and individual one‑on‑one conversations; the neighborhood RNO provided a letter of support to the application, he said. Councilmembers asked for map clarifications about parcel delineation, compatibility with local street designations and the interface with an adjacent vacant lot proposed for a five‑story development. Staff said the application received notices and public comments and recommended forwarding to full City Council; the committee approved a motion to send the rezoning on for a public hearing at council.
