Representatives for the projects at 450–458 Main Street and 27 Water Street returned to the Wakefield board on Sept. 23 with revised architectural elevations and a traffic analysis performed at the board’s prior direction.
The applicants described changes including added windows, minor storefront repairs, and conversion of office floor space into residential units with full interior rehabilitation. The presentation included a traffic study that the petitioner said confirms alleyway operations and parking are functioning as designed; the applicant said underground utilities (water and sewer) have been inspected and that the project team will secure DPW signoffs before building permits are issued.
Board members asked for a table on the plans listing the exact window and lighting materials, a finalized operations and maintenance plan for drainage and stormwater systems, and certification from the town engineer regarding utilities. The board indicated it expects to be able to consider a vote at its next meeting after the applicant submits the requested materials.
