A contentious hearing at the Wakefield Zoning Board of Appeals on Sept. 23 focused on a proposed raising and reconstruction of a single‑family house at 1 Sydney Street.
The applicant presented revised plans that move the garage away from an abutter, reduce roof pitch and eliminate an attic window. Neighbors pressed the board with a mix of legal and practical objections. Linda Cook, who lives at 39 Sydney Street, said the house had been unused for years and raised concerns about construction logistics, lead paint and neighborhood safety during demolition.
Neighbor Derek Albert delivered a technical critique, saying the proposed floor‑area increase is substantial and that relevant court decisions give the board authority to deny a finding when an expansion is substantially detrimental. "At a 162% increase, this proposal goes far beyond the 84% threshold established in Bransford," Albert said, arguing the plan would intensify nonconformity and create sight‑line and safety risks at the corner. Several neighbors asked the board to consider the small lot size and potential construction impacts. The board acknowledged those concerns, noted that some objections touch other departments (public works, building inspection) and continued the matter to Oct. 14 so members can review new materials, visit the site and resolve outstanding technical questions.
