Vice James Loersch called the Bolton Inland Wetlands Commission to consider Application 2017‑6 from Hackmatack Hills LLC for a proposed four‑lot residential subdivision at 114 Brandy Street. Applicant representatives Andrew Bushnell of Bushnell Associates LLC and Alex Ansaldi described a 38‑acre parcel with an existing barn to be removed and about 17 acres to be dedicated as open space; three of the four lots would use a common shared driveway.
The applicant asked for a ruling that an Inland Wetlands permit would not be required. Inland Wetlands agent Barbara Kelly requested a soil scientist report and a signed wetlands map; the applicant did not have the soil report at the meeting and agreed to provide it. Vice Loersch recommended shifting the shared driveway roughly 20–30 feet to the northeast to increase separation from wetlands and asked for updated plans showing that change. Loersch said that once the revised plans, the soil scientist report and the signed wetlands map are submitted, he could provide Planning and Zoning a letter stating an Inland Wetlands permit is not needed.
James Loersch moved to deem the application not to require an Inland Wetlands permit; David Ostafin seconded the motion and the Commission passed it unanimously. The motion was recorded in the minutes as approved without recorded dissent.
