The Yerington City Council approved a special-use permit allowing a temporary dry-camping phase at Pioneer Mobile Home Ranch that permits up to 28 dry-camping spaces, temporary shower stalls and a one-year compliance review. Owner Pete Deterding told the council the full engineered RV project went over budget and that the interim dry-camping phase will help finance continued development.
Councilman Nick Beaton moved to shorten the deadline in the Planning Commission’s recommended conditions from March 2028 to September 2027 so the council could review Phase 2 plans during the one‑year compliance check; the motion passed unanimously. The council required management plans, potable-water access within 500 feet of spaces, space marking and lighting, trash service and limits on vehicle parking as conditions for the temporary authorization.
Why it matters: The authorization provides an interim revenue path for an approved larger RV project while imposing safeguards for utilities and resident comfort. The council attached an 18‑month compliance expectation initially but agreed to an accelerated review schedule to promote project completion and fairness across applicants.
