Planning staff told the commission the project was presented to the Architectural Review Panel on Apr. 22 and May 27, 2026. The ARP recommended changes to plate height, window placement and facade materials; the architect and applicant incorporated most of those suggestions, particularly façade stone accents and revisions to elevations.
Architect Corey said ARP comments helped the design break up massing and add visual interest: "The last round of ARP was really just about the stone, just adding some more stone around the building to give it a little bit more articulation in terms of the finishes," he said. Staff and ARP discussion also touched on plate-height recommendations; staff noted an 8-foot plate-height is a guideline in the city’s neighborhood compatibility standards and the applicant argued a higher plate height was necessary to achieve interior connectivity and a practical loft.
The commission acknowledged the ARP and HOA input during deliberations and found the modified design met the required findings for approval.
