The Ocean Shores Planning Commission on Sept. 22 discussed a proposal to increase accessory dwelling unit (ADU) size limits to 1,000 square feet from the current 800 square feet (or a maximum of 40% of the primary residence), but commissioners agreed to delay any change until city planning staff can provide technical guidance.
The chair summarized the earlier request, saying "the request that came down was to increase the size of ADUs to 1,000 square feet." Commissioners raised concerns about how the existing 40% coverage rule is calculated — noting it can include sheds, small offices and even concrete block work around foundations — and that lot-size variability (including examples of double- and triple-lot properties) affects feasibility for many residents. Commissioner Kern and others said the coverage rule and building-permit calculations add complexity that staff should clarify before the commission proceeds.
Commissioners noted that Planning Director Marshall and staff were not present (Marshall is on vacation), and they explicitly agreed to "shelve that discussion until Marshall gets back from vacation" so that his department can brief the commission on permit impacts and code implications. The commission said it expects staff to outline whether a numerical increase (800 to 1,000 sq ft) or an alternative approach tied to lot size or coverage would be more workable.
Next steps: the commission will invite Marshall or his designee to present permit-process details and any suggested code language at a future meeting before taking a formal vote or setting a public hearing.
