An applicant identified in the meeting as Mr. Costello told the Planning Board that the Zoning Board of Appeals had granted variances allowing a separate single-family dwelling and setbacks on his parcel. "They accepted the variance for the, for the location of the house, the setbacks," Costello said during the meeting.
Chair explained the next step is an application to the Planning Board for a very-small-subdivision and a public hearing with newspaper notice. The board agreed to email Costello the application form and instructed him to supply a plot plan from Randy (the designer). Costello confirmed the current address is 99 Lawrence Plain Road and that the new lot would be 11 Lawrence Plain Road.
The board reiterated process requirements: a public hearing must be scheduled, abutters notified, and the applicant must pay the legal notice fee. The Chair said the ZBA decision waives other requirements but does not replace the Planning Board s public-hearing duty. The board did not take a final vote on the subdivision at this meeting and advised Costello to return with the completed plan for a future agenda.
