Richard Bass, who identified himself as "senior planning and development consultant, Acriman LLP," presented a rezoning application for 27 Brookner Boulevard and told the committee the application has been filed with city planning but is not yet certified. "I'm Richard Bass and thank you for hearing me tonight," he said as he opened the presentation. Bass described the site as a four-story warehouse on the north side of Brookner with adjacent loading and vacant lots; the applicant intends to keep warehouse operations while building residential next door.
Bass said the team is proposing to change the zoning from R6A M1-2 to R8A M1-5, aligning the north side of Brookner with the south side zoning. He described the required street wall, setbacks and upper-story stepbacks and told the committee that renderings are not yet available but will be brought back at a later meeting. He emphasized that this meeting was for early input and not a vote.
