The Buda Planning and Zoning Commission approved a Specific Use Permit (SUP26-04) to allow outside storage at 318 Commerce Center Drive in the Light Industrial (LI) district after a staff presentation and brief commissioner questioning.
Staff presented the proposal and said, “The applicant is proposing to establish a 12,034 square foot storage area, directly north of the existing warehouse structure.” The area would be enclosed by a six-foot masonry screening wall on the west, east and north sides, with a 15-foot-wide wrought-iron gate on the northeast corner. Staff said the proposed pad would not obstruct existing drive aisles or required access easements and that no additional drainage or water-quality facilities were required because drainage was established under an earlier site plan permit.
Staff reviewed compatibility and noted the storage area would occupy approximately 5% of the adjacent warehouse structure’s footprint—below the UDC 10% maximum for such a use—and that views of the storage area are obscured from the east and south by existing structures. Staff also said the storage area lies about 330 feet from the nearest public right of way and that the site is interior to the industrial park.
During questions, a commissioner asked whether tractor-trailers would be impeded; staff replied the drive aisle is roughly 40–45 feet and should not obstruct truck maneuvering. The presenter listed planned stored items as “wire baskets, plastic containers, plastic pipe, hydromulch, woven fabric, and steel stakes,” and confirmed the area will be secured and that neighboring tenants were notified with no responses received.
A motion to approve the SUP was moved, seconded and approved by unanimous voice vote.
