The Prince George's County Board of Appeals unanimously approved a variance Tuesday to validate an unauthorized 13-by-23.85-foot shed at 2603 Lackawanna Street in Adelphi.
During the hearing the petitioner described the structure and said it was needed for outdoor storage. The board reviewed the case file and stop-work history; Inspector Swan said his department had no active enforcement action on the property. Chair Boulware said the petitioners "were acting in good faith, and did immediately comply with the stop work order," and entertained a motion to approve. Vice Chair Johnston moved to approve and the motion carried 3-0.
The board record shows the request sought variances for net lot area, lot coverage, front-yard depth, side-yard width and a waiver of the parking-area location requirement in order to validate the existing conditions and obtain a building permit. The board cautioned that approval of a variance does not substitute for any further permit reviews or other governmental approvals that may be required before construction or occupancy.
The board excused the petitioners after the vote and advised them to follow up on the permit process with county staff.
