The special magistrate ordered that the shopping center at 1998 State Road 44 come into compliance by 1 p.m. on Oct. 16, 2026, after code compliance staff reported an outstanding complaint about a large pothole and other maintenance issues.
Staff told the magistrate that the initial complaint was received on April 16, 2026, and an inspection on April 21 found multiple violations of NSB property-maintenance code. A follow-up inspection on Sept. 22 showed only one pothole repaired and removal of a damaged awning — with no permits for the awning replacement. "On 04/16/2026, code compliance received a complaint regarding a large pothole on this property," the presenter said.
Staff recommended finding GH2 NSB BB LLC (listed in the file) in violation of NSB code 801.30 (subsections cited) and gave the owner until Oct. 16 to correct conditions; the magistrate adopted that approach and warned that if the property is not in compliance by the deadline, fines of $40 per day for each violation may be imposed and the case will return to the special magistrate on Oct. 28, 2026, for review and possible fines.
The presenter noted attempts to contact property management (identified in staff notes as "GH2 NSB") and said the owner had had more than 90 days to correct the conditions. The magistrate directed reinspection for compliance on or after Oct. 16; no public speakers addressed this item during the hearing.
