Committee members voted to explore subdividing part of the town-owned Tibbitz Road parcel for possible future affordable or workforce housing, while asking the land trust to be involved in discussions before any permanent transfer.
"I'll make a motion to consider subdividing a portion of the Tibbitz road property uh for future housing development," said Steve Zamarowski, who moved the motion; Leroy Crockett seconded. After discussion about limiting scope, infrastructure needs, and the importance of surveying buildable areas, the committee voted in favor and the motion carried.
Members described the parcel as roughly 70–80 acres with wooded areas, wetlands and a flat two- to three-acre field near the end of the road that might be buildable. Speakers warned that Tibbitz Road is currently a one-lane dirt road with no utilities at the far end, meaning significant road upgrades, sewer and water work and other infrastructure — and added costs — would be required before development. The land trust has expressed interest in conserving most of the parcel and creating trails; the committee agreed to contact the land trust and to brief the regional parks/land board (BCLB) before that board meets.
Committee members emphasized the exploration is preliminary: the motion asks staff and partners to study carve-out options and due diligence (surveys, wetlands/buildability determinations, infrastructure cost estimates) rather than to convey land immediately.
