The Warren City Zoning Board of Appeals denied a set of variances Sept. 23 for the property at 6732 Maxwell, rejecting a petition to allow roughly 9,058 square feet of open storage on gravel close to the front property line and to retain chain‑link fencing within reduced setbacks.
Tim Story, the applicant’s representative, described the business as a forklift and equipment repair operation and said gravel is needed to prevent tracked equipment from tearing up pavement. Several board members pressed planning staff for records of past enforcement and noncompliance on the site; some members said they had visited the property and observed activity inconsistent with residential adjacency. Secretary Lindseay moved to deny the variances, arguing the request was "a detriment to the area" and not necessary for a unique hardship; the motion passed on a roll call vote with a majority voting to deny.
Board members discussed that earlier variances granted years ago remain on the property and would still permit a more limited amount of outdoor storage. Planning staff noted the petitioner had received site plan approval with conditions on Aug. 10, 2026 and said their review was based on the proposed site plan, not the property’s enforcement history. The denial closes this specific request; the owner retains the right to rely on prior variances and to come back with revised proposals or additional documentation.
