Taylor Griffin, representing Bee Smart Building LLC, presented a proposed plat at the Town of Pine Mountain work session on Aug. 10, 2026, saying his company has an agreement to purchase approximately 3.8 acres identified as Parcel 056B‑346 and would like to subdivide it into nine residential lots for new single‑family homes. Griffin described the planned houses as roughly 1,000 to 1,500 square feet, similar in size to homes on Oak Avenue.
Mayor Mullins told Griffin that under the town's current zoning ordinance single‑family homes in that district are required to be on one‑acre lots, a discrepancy that would require a rezoning to proceed. Public Works raised capacity concerns for the Frog Pond pumping station if nine new homes were served from the subdivision. Mr. Pound requested that Precision Planning perform a drainage review of the area to assess impacts.
Griffin asked what direction the council wanted him to take; Ms. Mabry said the town needs additional research. Mayor Mullins suggested soliciting input from Harris County Community Development, Precision Planning, the River Valley Regional Commission and the town attorney before any rezoning request is filed. No formal motion or vote was taken on the proposal during the work session.
