The applicant, Austin Roberts, told the commission he needs to "detitle the home" to refinance and combine the home and land for lending.
Staff presented plats recorded in 2024 and a 2016 road-maintenance agreement that had capped the initial subdivision and required future approvals for additional splits. Commissioners raised concerns that the private road is unpaved in places and narrow; they asked whether approving another lot would set a precedent. The commission resolved that the variance could proceed but added a condition: any further subdivision would require returning to the planning commission and would trigger independent reviews by Lexington County public safety personnel and a follow-up review by public works for design and engineering (width, surface, turnarounds).
A motion to approve the variance with those conditions carried on a roll-call vote; commissioners recorded unanimous 'Yes' votes. Staff noted the maintenance agreement amendment and the applicant's draft amendment are in the record and that no new road construction is proposed with this subdivision.
