The Planning Board on Sept. 17 approved a final planned development for a parcel at 3315 Sunrise Boulevard, adopting staff's recommended conditions and adding a requirement that the two turn lanes shown on the applicant's plan (a left-turn and a right-turn lane at the entrance) be implemented as a condition of approval.
Brad Curry (Bailey Ward), representing the applicant, said the plan reduces density compared with a prior apartment approval and is intended as a for-sale townhouse community. "This is not a rental community. It's a for sale community," Curry said during his presentation. Traffic and drainage were the main subjects of public comment and board questions. The applicant's traffic engineer explained trip-generation methodology from the ITE manual (roughly seven daily trips per townhome) and presented AM- and PM-peak estimates; staff and applicant said FDOT and county reviews and impact fees will govern whether signalization or other roadway improvements are required. Public commenters asked about sidewalks on Sunrise (a county-funded segment projected for 2028), Dade Road's substandard width, and the proposed location of emergency access and a lift station; the applicant committed to providing documentation on wetland mitigation and final engineering before the commission review.
The motion to approve staff recommendation with the additional turn-lane condition passed on a unanimous roll call.
