Committee members raised concerns about major industrial parcels in the study area and agreed to gather more information on ownership, past agreements and potential for coordinated investment.
Bob Sloane said TekniPlex's presence along Main Street is substantial; the minutes record that it “represents 36% of the space according to Encor.” The committee determined it needs a clearer record of the property’s history and previous agreements (including any DOLCO/TekniPlex arrangements or PILOT/IDA terms) and asked Bob to speak with Larry about those records. Melody Kuzniar has been in touch regarding ownership and is drafting an outreach letter for Mike Baker to send to property representatives.
The discussion broadened to include CY Plastics and other industrial property stakeholders. Members stressed the need to understand how those properties relate to employment, local housing demand and opportunities for collaborative community investments. The committee also noted prior Planning Board discussions about landscaping and expansion items that may not have been finished and that could factor into future site improvements.
Next steps: Bob Sloane to follow up on historical documents and DOLCO/TekniPlex questions; Melody and Mike to refine outreach language; the committee will review any draft outreach letter when it becomes available.
