Staff described the lot as zoned I‑1 and consistent with surrounding industrial uses, and outlined outstanding technical comments including two pending administrative variances (side parking setback reductions and a rear building setback reduction), stormwater items, forest conservation review and environmental health approval for a proposed private well and septic system.
Staff told commissioners the plan proposes 28 parking spaces (including two ADA stalls) where 25 are required, one loading space, a shared-access easement requirement, and an estimated forest conservation fee-in-lieu calculated at just above $11,000. Department of Public Works issued an APF certificate determining the project is below the traffic thresholds that would trigger additional APF requirements. A motion to approve the detailed site plan with staff-recommended conditions carried on voice/roll-call vote.
Final approvals are contingent on administrative variance outcomes, full stormwater, forest conservation and environmental health approvals, and recording of any required easements or plats before permits can be issued.
