Key approvals included: a front-setback reduction for a single-family lot (BZA260052) based on a 20-foot slope and driveway-grade constraints; dual front-setback reductions on a narrow lot heavily encumbered by a no-fill zone (BZA260054); a three-unit townhouse setback reduction where the subject lot was significantly shallower than neighboring parcels (BZA260055); a small front-setback adjustment to move a house out of a 100-year floodplain (BZA260057); and minor corner-side, coverage and impervious-surface relief for a very narrow lot (BZA260058).
Applicants and their representatives described each parcel’s physical constraints — steep slopes, guy wires, very shallow lots, detention or no-fill areas and soil/foundation considerations — and the board found the requests generally represented the minimum adjustments necessary for reasonable use. Where addressing or ownership conditions applied (for example, a requested address change tied to BZA260052), the board included those assumptions in motions approving relief.
