The Grand Prairie City Council voted unanimously to approve a memorandum of understanding for the Main Street Commons development, a mixed-use project proposed for city-owned local-government-corporation land adjacent to downtown. Deputy City Manager Megan Mahan told the council the plan includes 300 residential multifamily units, retail space and a 301-space public parking garage, with the city considering $11,500,000 in funding for priority payments toward the city-owned garage and public infrastructure.
Megan Mahan said the proposal envisions a 50-year ground lease and a property-tax-exempt ownership structure through the local government corporation; the city would receive $200,000 in annual ground rent, a $50,000 asset-management fee with a 3% annual increase, an initial $450,000 acquisition fee and two years of prepaid ground rent at closing. A developer speaker identified as Michael Williams praised city staff and said the team was ready to begin; council moved to approve item 13 and the motion carried 8–0. "300 residential multifamily units, multifamily parking garage, retail space," Mahan said during her presentation.
